Why donate Real Estate?

Donating real estate doesn’t just help wish kids, it could also help you. Whether you have property that is unused and costing you money, or you are trading property and want a significant tax deduction, you may be able to simultaneously help grant wishes through our partner Zetabid, a national real estate company. Highlights of our donation program:

  • Option to donate any property type from land, second homes to commercial real estate
  • Ability to accept partial equity donations with cash back to donor on resale (allows donors with higher value assets to gift a portion of the equity comparted to most real estate donations which are ‘all or nothing’)
  • Tax deductions for the gift amount, or the difference in the cash received (if any) by donor at closing versus the full gift appraisal amount (not the resale price).   Carry forward up to five years
  • Ability to pay off any mortgages or back taxes and all closing costs, including any real estate commissions owned (if listed currently)
  • IRS Section 170 Bargain Sales often provide higher after-tax proceeds than a market sale for the upper tax rate donor
